Northeast DFW — the arc of communities north and northeast of Dallas along the Dallas North Tollway, US 75, and I-30 — is where most of the metroplex's growth has landed over the last decade. Master-planned suburbs like Frisco and Prosper get the headlines, but there's real value across Plano, McKinney, Allen, Wylie, Rockwall, and the small-district pockets of Fairview and Lucas.

How to choose

A practical way to narrow it down

Start with commute, not price. Homes are easier to swap than jobs. Draw a 30-minute drive radius from your primary office and let that shape the shortlist.

Then pick the school district — not just the ratings. District size, program depth (dual-language, IB, athletics), and boundary stability matter more than a single number. Frisco ISD, Plano ISD, and Lovejoy ISD each have distinct personalities.

Match price band to your five-year plan. If you'll move in three years, weigh resale liquidity heavily — mature Plano, Allen, and waterfront Rockwall tend to move quickly. If you'll stay ten-plus years, Prosper and McKinney's newer builds give you more house and more yard for the money.

Visit twice — once on a weekday, once on a weekend. Traffic patterns, neighborhood noise, and community feel are completely different Tuesday morning versus Saturday afternoon.
